Get Pre-Approved

The first step to buying a home is to understand your buying power and establish a price range. A licensed lender can help evaluate your financial standing and provide a pre-approval. They will review your income and credit history to determine how much the bank will lend you, which will help you determine the price range for your search. In an Arizona financed transaction, a lender’s pre-approval letter must be submitted with the purchase offer.

The Home Search

Making An Offer

When you're ready to move forward with a purchase, we will advise you on constructing the strongest offer possible. Then we will draw up the necessary paperwork on your behalf. There is a lot to consider when making an offer. We'll discuss the purchase price, the closing date, sale contingencies and any special stipulations for your particular purchase. Once an offer is submitted, the seller may accept, reject or counter the offer. If the seller returns a counter, we will enter a negotiation period until an agreement is reached, or the offer is rejected by either party.

Going Under Contract

Once your offer is accepted, the home is considered “under contract.” At this stage, the purchase process begins in earnest, including opening escrow, depositing earnest money, completing inspections, reviewing disclosures, and working through loan approval and appraisal deadlines. While the sale is not final until closing, going under contract is an important milestone toward owning your new home.

Home Inspection

A home inspection is an important step in understanding the condition of the property you are purchasing. A licensed inspector will evaluate the home’s structure, systems, and overall condition, and may identify concerns such as pest activity, mold, roof issues, or structural concerns. Depending on the findings, additional specialist inspections may be recommended. If issues are discovered, the inspection period may also provide an opportunity to request repairs, credits, or other negotiated resolutions under the terms of the purchase agreement.

Home Appraisal

In a financed purchase, the lender will typically order an independent appraisal to confirm the home’s value for loan purposes. This is different from a homeowner’s private appraisal, which may be obtained by a buyer or seller for pricing or estate purposes. If the lender’s appraisal comes in below the purchase price, you may renegotiate, adjust financing terms, or cancel the contract, depending on the purchase agreement.

The Final Walkthrough

Before closing, we will conduct a final walkthrough of the home to confirm that any negotiated repairs have been completed and that the property is in the same, or better, condition as when the offer was made. This is the final opportunity to identify any issues with the home before closing.

Closing!

Before closing on your Arizona home, your lender will provide a final Closing Disclosure outlining your loan terms. You will sign your loan and escrow documents with the title company. Once the purchase funds, from you and the lender, are at the title company, the deed is recorded with the county, escrow will confirm closing and you will receive the keys to your new home.
